Welcome to LiveGrowRent. LiveGrowRent operates the website and application located at livegrowrent.base44.app (the “Service”), a marketplace designed to connect college students with verified off-campus housing options. These Terms apply to all visitors, registered users, and anyone who otherwise accesses or uses the Service.

By creating an account, browsing listings, posting reviews, or otherwise interacting with the Service, you confirm that you have read these Terms and agree to comply with them. If you are using the Service on behalf of an organization or as a property owner or manager, you represent that you have the authority to bind that entity to these Terms.

You must be at least thirteen (13) years of age to use the Service, and where required by your local jurisdiction, you must have the legal capacity to enter into binding contracts. If you are under eighteen (18), you represent that your parent or legal guardian has reviewed and agreed to these Terms on your behalf.

Certain features of the Service, including the ability to post reviews, are restricted to users who have verified their student status through a .edu email address. LiveGrowRent reserves the right to restrict or modify eligibility requirements for any feature at its discretion.

When you register for an account, you agree to provide accurate, current, and complete information and to keep that information updated as needed. You are solely responsible for maintaining the confidentiality of your login credentials and for all activity that occurs under your account, whether or not you authorized that activity.

You agree to notify LiveGrowRent immediately if you become aware of any unauthorized use of your account or any other security breach. LiveGrowRent is not liable for any loss or damage arising from your failure to protect your credentials. You may not share, transfer, or sell your account, and you may not use another person's account without their express permission.

You agree to use the Service lawfully and respectfully. In addition to any other obligations set forth in these Terms, you agree not to engage in any of the following conduct:

• Posting, uploading, or distributing false, misleading, defamatory, or fraudulent content;
• Impersonating another person or misrepresenting your identity, credentials, or affiliation with any institution or property;
• Harassing, threatening, intimidating, or discriminating against other users, property owners, or managers;
• Submitting reviews or verification for properties you have not personally lived in, or otherwise fabricating any verification information;
• Attempting to gain unauthorized access to any portion of the Service, its systems, or another user's data;
• Using automated tools, bots, or scripts to scrape, collect, or manipulate data from the Service;
• Using the Service for any unlawful, harmful, or fraudulent purpose, or in a manner that could damage, disable, or impair the Service.

Violations of these standards may result in content removal, account suspension, or permanent termination, and may be reported to the appropriate authorities where applicable.

You retain full ownership of the reviews, comments, questions, answers, and any other content you submit to the Service (collectively, “User Content”). By posting User Content, you grant LiveGrowRent a worldwide, non-exclusive, royalty-free, fully paid-up license to host, store, display, reproduce, distribute, and otherwise use that content for the purpose of operating and improving the Service.

You represent and warrant that your User Content is your own original work, that you hold all necessary rights to it, and that it does not violate any applicable law or the rights of any third party. LiveGrowRent is not obligated to monitor User Content but reserves the right to review, edit, remove, or restrict any content that it determines, in its sole discretion, to violate these Terms or to be otherwise harmful or inappropriate. We may also suspend or terminate accounts responsible for repeated violations.

Reviews published on LiveGrowRent reflect the personal opinions and experiences of their authors. They are not endorsed by, and do not represent the views of, LiveGrowRent. We employ .edu email verification to help ensure that reviews originate from genuine students, but we cannot guarantee the authenticity or accuracy of any individual review, and we are not liable for the content of user- submitted reviews.

Property owners and managers may post responses to reviews concerning their properties. Such responses are also User Content and are subject to the same standards described in these Terms. LiveGrowRent may, at its discretion, provide tools for owners to manage and respond to reviews, but does not mediate disputes between reviewers and property owners.

Property listings, including but not limited to prices, availability, floor plans, amenities, contact details, and lease terms, are provided by property owners, managers, or third-party data sources. LiveGrowRent aggregates and displays this information as a convenience but does not independently verify every detail and does not guarantee its accuracy, completeness, or timeliness.

LiveGrowRent is not a party to any rental agreement, lease, or other transaction between you and a property owner or manager, and does not act as a real estate broker, agent, or intermediary. You are solely responsible for verifying all listing details directly with the property before signing a lease or making any financial commitment. LiveGrowRent is not responsible for any loss or damage arising from reliance on listing information.

The Service provides general information about housing options and may include features such as an AI assistant that generates responses based on available data. None of the content on the Service constitutes legal, financial, tax, or real estate advice. AI assistant responses are generated for general informational purposes only and should not be relied upon as a substitute for professional advice from a qualified professional. You should independently verify all information and consult appropriate advisors before making decisions related to housing, leasing, or any other matter.

The Service, including its design, layout, text, graphics, logos, software, and all other content not submitted by users, is owned by LiveGrowRent and its licensors and is protected by United States and international intellectual property laws. You may not copy, reproduce, modify, distribute, or create derivative works from any part of the Service without the express written permission of LiveGrowRent, except as strictly necessary to use the Service for its intended purpose.

“LiveGrowRent” and all associated names, logos, and marks are trademarks of LiveGrowRent. Nothing in these Terms grants you any right to use any trademark displayed on the Service.

The Service contains links to external websites and integrates with third-party services such as mapping providers, email delivery platforms, and hosting infrastructure. These third parties operate independently and have their own terms of service and privacy policies. LiveGrowRent is not responsible for the content, accuracy, policies, or practices of any third-party website or service.

Your interactions with third-party websites and services accessed through or in connection with the Service are solely between you and that third party. LiveGrowRent will not be liable for any damage or loss resulting from such interactions.

The Service is provided on an “as is” and “as available” basis. To the fullest extent permitted by law, LiveGrowRent disclaims all warranties, whether express or implied, including but not limited to implied warranties of merchantability, fitness for a particular purpose, and non-infringement. LiveGrowRent does not warrant that the Service will be uninterrupted, error-free, secure, or available at any particular time, or that any listing, review, or other content is accurate, reliable, or complete.

Any reliance on information obtained through the Service is at your own risk. You alone bear the consequences of any such reliance.

To the maximum extent permitted by applicable law, in no event shall LiveGrowRent, its officers, directors, employees, affiliates, or licensors be liable for any indirect, incidental, special, consequential, or punitive damages, including but not limited to loss of profits, data, business opportunities, or rental arrangements, arising out of or in connection with your use of, or inability to use, the Service.

The total aggregate liability of LiveGrowRent for any claim arising out of or relating to these Terms or the Service, regardless of the form of action, shall not exceed the amount, if any, that you have paid to LiveGrowRent for use of the Service in the twelve (12) months preceding the event giving rise to the claim.

You agree to indemnify, defend, and hold harmless LiveGrowRent, its officers, directors, employees, and affiliates from and against any and all claims, damages, losses, liabilities, costs, and expenses (including reasonable attorneys' fees) arising out of or in connection with your User Content, your violation of these Terms, your misuse of the Service, or your violation of any law or the rights of any third party.

LiveGrowRent may suspend, restrict, or terminate your access to the Service at any time, with or without cause and with or without notice. Upon termination, all licenses granted by you to LiveGrowRent under these Terms will continue in effect to the extent necessary to display your previously posted User Content, subject to your right to request deletion as described in our Privacy Policy.

You may stop using the Service at any time. If you wish to delete your account, please contact us using the information provided in Section 17 below. The following provisions shall survive termination: Sections 5 (User Content), 7 (Property Listings), 8 (No Professional Advice), 11 (Disclaimers), 12 (Limitation of Liability), and 13 (Indemnification).

LiveGrowRent reserves the right to modify these Terms at any time. When we do, we will post the revised Terms on this page and update the “Last updated” date at the top of the document. We encourage you to review these Terms periodically to stay informed about any changes.

Your continued use of the Service after the revised Terms take effect constitutes your acceptance of the updated Terms. If you do not agree to the revised Terms, you must discontinue using the Service.

These Terms are governed by and construed in accordance with the laws of the jurisdiction in which LiveGrowRent operates, without regard to its conflict-of-law principles. You and LiveGrowRent agree to submit to the exclusive jurisdiction of the courts located in that jurisdiction for any dispute arising out of or relating to these Terms or the Service.
